The first year I was in my "make money from home" real estate business, I did 40 deals. I
never bought the house and never did any fix up yet I made $3000 to $5000 per transaction - sometimes even more. Here's the simple version of how I did it:
By driving around, I'd find old run down houses that looked like they were vacant. I'd look up the owners on the tax records which are on the internet then try to call them or send them a postcard that I bought at the post office for 24 cents. I'd ask if they would sell and if they could get cash within 30 days. I also asked what's the least they would take ( I did not make offers).
Since the house was vacant and run down, it was easy to get these houses for less than HALF of their "fixed up" value. I'd explain to the sellers that I would write a contract to buy their house but it would be contingent on getting approval from the investment group I work with.
Who is that investment group? It's all those people who advertise "We Buy Houses" Surely you've seen their signs all over town or their ads in the Thrifty Nickel.
Here's an example of a REAL DEAL my 18 year old daughter did:
The house was worth $90,000 in perfect condition.
Because it's vacant, had no front door, a hole in the roof and needed a LOT of work, the sellers agreed to sell it for $8,000. YES, you read that right, only $8,000! She did not need to put up any money for earnest money and did not need any money to buy the house. She had $0.00 invested in the property and only a few hours of her time.

She got a contract for $20,000 from the buyer with an agreement that they would pay all the costs at the title company.

1 to sell) in to the title company. They prepared all the closing documents.
7 days later she got a check for just shy of $12,000!
She never bought the house, did not put up any money, did not have to get a loan, and did not need to hire any contractors to fix up the house. It was quick and easy money.
