Here's a real example of a deal I did last month

I got a call from a 30 year old lady who had inherited a property when her Dad passed away 18 months ago. It had been listed with 2 different real estate agents but they were not able to find a buyer. The young lady lived 4 hours away from where the property was located.
The house was worth $120,000 and needed about $10,000 in repairs. It was a 4 bedroom, 2 1/2 bath two story house with a 2 car garage. It was on almost an acre and also had a 2500sf detached garage which also needed some work.
There was mortgage for $53,000 and this young girl had been making payments for 18 months. She was out of money and ready to give the house back to the bank if someone could not solve this problem fast!
I told her that I really did not want to buy the house but that I had a lot of "creative" ways to get houses sold quickly. Then, similar to Example #1, I told her I needed to get a contract for the mortgage balance and anything I could sell it for over that we would split the profit with here. She quickly agreed and I emailed her a simple one page agreement.
Then I advertised on craigslist and with signs that the house would be sold to the
HIGHEST BIDDER. My starting bid was $55,000 ( remember this is a house worth $120,000)
I did a one day open house and took bids. With such a low starting bid price, you can imagine that I got a lot of people looking and 7 offers. The HIGHEST BID was for $66,000 with the buyer paying the closing costs.
We closed a few weeks later. The sellers house problem was solved in 14 days!
She got a check for $5900 and I got a check for $5900. Plus the buyer got a great deal on a great house. So, it was a win-win-win for everyone involved.
How much money did I need to do this deal? NOT A PENNY?
Did I need to get a loan or have good credit to do the deal? NO
Did I do any fix up or need to pay contractors? No, I sold the house as is where is.
All it took was a good education to know what to do and how to do it and a few hours of my time. I estimate that I made ....
