Approached by a seller of a currently listed house

    If a house is currently listed with a REA but the seller receives one of my letters and approaches me, do I still have to wait for the listing

    to expire?

    AS far as I know, as long as the house is listed I will have to wait until it expires but I am not sure if that’s the case because the seller called me on my mailing. She told me what’s the least she will take which is less than the listing price.

    Any feedback will be appreciated.

    You have no obligation to the Real Estate listing agreement. Go ahead and close. Just remind the seller that unless the realtor releases them from there obligation to pay commission they will have to pay commission or face breach of contract actions
