The sellers moved out of the Panama house over the weekend. Today, I have a countertop guy going over to measure for granite tops. Tomorrow they start painting the roof and exterior ( yes they paint roofs with silicon paint in Panama). And Thursday, my contractor starts painting the inside and doing minor repairs. Should have this one ready to go in a few weeks.
It is worth about $135,000
I bought it for $55,000
Labor costs, materials and new appliances should be less than $4,000
Rehab cost will be more than I thought because the sellers took the wall air conditioners so I need to replace them.It will be still be a NICE payday.
I subdivided the x-large lot so I can build another house on the other lot of sell the lot for an extra $25,000 profit.
