Needs some cosmetic repairs.

There is a $450,000 mortgage. Plus about $10,000 in attorney fees.

Zillow has it valued at $682,000 Some other sites have it at $650,000

Seller needs this closed ASAP

We’re proposing two offers to the seller:

1. buy subject to, do a highest bidder sale for the highest down payment. Starting price is $680,000.
Should be able to get $120,000 for a down payment. We will negotiate with the seller what your cut would be.

2. Do a Highest Bidder Sale for the highest price. I doubt that you would be able to get more than $585,000.
But that’s still a $130,000 profit. We will negotiate with the seller what your cut will be.
