A Master Lease is a great way to increase your cash flow without even buying houses or getting a loan. Many CashFlowDepot members have been able to go from $0 cash flow to $10,000 per month in cash flow (or more) in just a few years.
Here are the basics of how it works: You lease a house at a below market rent, then sublease it to your tenant. You make the difference between what you collect from your tenant and what you pay the owner. Sometimes you get an option to buy the house but it is not necessary when doing a master lease.
There are several different variations in a master lease. The way you structure the offer depends on many different factors.
You may agree to a fixed lease so you pay the owner a fixed amount every month even if the house is vacant. This technique will usually give you much more cash flow but does come with some risks.. especially if you don’t know the market or property management.
Or you could agree to pay the owner a percentage of the rent that you collect each month, but only if you collect rent. This is certainly much safer but usually comes with lower cash flow. It’s a great way to get started with master leases.
You can even rent long term, then sublease as a short term vacation rental. Some of our CashFlowDepot members are doing this and making $50,000 ++ per month in cash flow – all with houses they do not even own!
