  • Yes it come along with the site and of course I read the material through before coming to the forum for clarification. Jeff Bowman explained the process: still I am still puzzled about whether you can assign the option contract or after you have gotten a successful bid you have to complete a sales contract with the seller to go into escrow. In fact when using an option contract for any real estate transaction upon exercise of the option is it customary to enter into a sales contract to close?

In the e book on highest bidder sales it stated you can assign the contract or use a simultaneous closing if you didn’t want to seller to know how much profit you made. I was wondering how this is possible as the seller has to approve the bid according to the material in the e book. Just need clarification on what contract goes into escrow and how it’s possible the seller doesn’t know how much profit you are making given they must approve the winning bid.

Sorry about the glitch with my automated system will check on that. thanks for recommendation.

note all of the Danville properties are rentals

    thanks

Give me your email address & I will forward information……..also looking for someone to partner with on loan money on small mobile home park……….thanks

    Thanks this was very informative

Found a package of houses through a property manager……….there are 16 houses total…….going to peruse the package and make an offer but would like some input……….also found small mobile home which includes a three bedroom house on the site which I want to make an offer on………thanks for any input on both of these oppurtunites

    Thanks Don and Jackie

Not necessarily the case…..some listing agreements have this type of language. It’s more or less your marketing produced a lead that the seller would not meet without an innovative marketing campaign & they later decide to make a deal. Trust is not the major issue.

thanks for the information concerning assessing the value of a package deal. there are seemingly a multitude of variables to take in consideration when making an estimate on a package of houses.

Hi, I joined the site to actually be able to hear the best real estate information around. And really more importantly to overcome fear. That is why Jack Millers Facing the Fear factor is something I like listening to. I think it is a mistake now not to have gone to seminars as I have known about the advantages of real estate forever and never did anything. The seminars would have been good as there are people there doing the business and not negative toward real estate investing.

I want to build up courage to do deals; more importantly I want to really learn as much as can to leave the knowledge to my children as I have let a lot of time slip without doing anything. It took me time to even have the courage to write this and I guess that is silly.
