    My research on comparables had these properties in the $60,000 median price range; the average price and median price are close and the statistic mode ( price that occurs most often in a statistical sample is $60,000)

    The West High Street property is being sold at the assessed value. Rents for $800 monthly ; average sale price is $48,829; median sale price is $48,024. Statistical mode is $47,024. 3709 Totty rents for $750 monthly and the average sale price is $58,340.
    Another Petersburg property is 1160 Commerce 3bd, 1 bth, for $45,000 ext.124
    There is also 178 A Street SE Abingdon Virginia for $58,000 ext. 118 & 1721 Liberty Street Lynchburg Virgina for $6000 ext, 127
    These are peculiar properties as Abingdons I found the average and median sale price interesting. Its located in the Blue Ridge mountains in Virginia in a tourist area. The Liberty Street needs extensive renovation and owner financing is possible.

    I tried to call your automated line and listen to ext. 121 for the property at 323 Seminole Trl. just to get an idea on one of these properties, and there was no information on the recording.

    In general, I would need more information on a specific house to know if its a “deal.” I would not use statistics like “median price range” and “statistical mode.” I am more concerned with actual comps in the particular neighborhood or subdivision that have sold, or not sold, in the last 6 to 12 months and what is on the market now that would be my “competition.”

    For me personally, would need more information.
