  • Unless they can add something else it’s too skinny. Do they own any other real estate? Do they have cash in a retirement account? A car? Boat? RV?

    I thought about sub2 with a private reverse 2nd. Too risky because of time to evict is unknown.

    We could give them some option consideration if they can get the banks to do a forbearance. Then buy sub2 later.

    How bout 100k at 500 a month secured by another property? Quick sale for 75k. Loose 25k. Keep nice loan on other property. Result is a 3.6% loan.

    Example;
    I want to increase the benefits I am receiving from equity that’s in a vacant lot. I have no buyers at my price. I offer that equity(held by my lot) and cash to buy another property. The seller accepts to get mostly cash. I “sold” my lot for full price.
