Ha ha!
I think it’s funny and can’t help but roll my eyeballs when I hear “realtors” tell people that a vacant house won’t sell…. baloney!
All the houses I’ve ever rehabbed we’re sold long before we were even done!
I ALWAYS pepper the neighborhood with a flyer of the subject property and ALWAYS get at least four or five buyers to buy.
It’s very rare I use the MLS system for anything… especially realtors. But I understand the necessity when selling long distance too!

P.s. I closed on one today that was full of trash and had been vandalized using that same method and got 16 offers all cash!
I took the offer from the neighbors parents begging me to take their money. They had been eyeballing this house for 8 years and was very sweet to deal with and was ecstatic with their purchase! Glad I could help! ??Hi Jackie!

So far what I’ve seen in Dallas is that the retail sector move in ready houses is ok, but it’s the buying season before kids go back to school.
The looming factor here that no none is addressing yet is the collapse in oil prices. In Midland/Odessa… Lots of unemployment ! Overnight! It hasn’t caught up to a visible factor just yet here…. but it will just like before. Texas is an energy state… don’t forget that! It benefits from high crude prices and busts with low prices.
But then again… I could be and am probably wrong…. jus sayin’!
On another note… when I sell retail, I use the flat fee MLS listing service AFTER I’ve exhausted all other avenues and usually pay around $250 for the service. Buyers agent gets 3%. If they bring a quick close buyer, I give them a $500 bonus…. they seem to like that!Angel G.

What a lot of people don’t understand about the work ethic in latin countries is that “work” is about number 5 on the totem pole… So the level of enthusiasm is going to be anemic at best… and very frustrating! Jus’ sayin’ !
