The houses I’ve sold the fastest have all been empty.
A week ago on Wednesday, I signed a listing agreement to sell a rental in North Dallas. The tenant moved out on Wednesday and left the house in excellent condition. On Thursday, the agent took pics and measurements. On Friday, it was live in MLS and a lot of other websites. By Saturday morning I had 3 offers. By Saturday evening I had 5 offers. I went with the highest cash offer even though it was almost $20,000 less than the highest offer. We closed yesterday. If I had gone with the highest offer, it would take at least a month for it to close with a possibility that it would fall apart at the last minute. Plus, when you get a mortgage company involved, they start making demands on things they want done to the house before closing. The cost of doing those things could easily eat up the difference between a cash offer and a buyer who needs a mortgage.
The agent said the house sold faster because it did not have any furniture or personal items in the house. And I think she is right because all the houses that I’ve sold fast were empty houses. I spent more time finding a good real estate agent than I did selling the house.
So… if you have a house that is not selling as fast as you’d like, take all the furniture and pictures out of the house. Put them in storage if you have to.
With an empty house buyers can imagine THEIR furniture in it much easier. And, it makes the house look bigger too.

I think it’s funny and can’t help but roll my eyeballs when I hear “realtors” tell people that a vacant house won’t sell…. baloney!
All the houses I’ve ever rehabbed we’re sold long before we were even done!
I ALWAYS pepper the neighborhood with a flyer of the subject property and ALWAYS get at least four or five buyers to buy.
It’s very rare I use the MLS system for anything… especially realtors. But I understand the necessity when selling long distance too!

P.s. I closed on one today that was full of trash and had been vandalized using that same method and got 16 offers all cash!
I took the offer from the neighbors parents begging me to take their money. They had been eyeballing this house for 8 years and was very sweet to deal with and was ecstatic with their purchase! Glad I could help! ??I gave the listing agent another property to sell. This one is still tenant occupied. It is decorated really nice and super clean but it’s NOT empty. So, I’m getting showings but not offers. This one is 1 block away from the EMPTY property that got a lot of offers the first day it hit MLS. Luckily, the tenant is moving out the end of September. I should have waited until the house was empty to list it.
