    The technology is amazing. These 3D printed homes can provide more stable and safer homes in many of the third world countries. Too bad the US building industry will fight this because it replaces out a sizable portion of construction trade of frame building. Will be interesting to see how this affects the industry in the future.

    I have heard this story but seeing it in writing really makes it more concrete. Do you have a course on finding package deals. I am in a few real estate forums
    online and see some investors who get package deals from banks and are wholesaling them.

    My plan is to send hand written letters to owners of
    Driving for Dollars houses. I just read your post about mailing “Sell your house in 7 days” postcards. What os your advice on copy for handwritten letters? I planned on the message Melissa mentioned on the podcast but I wonder if using the postcard copy would be better.

    I think you are right about smaller banks that need the houses off of their books and the part about taking commission out of the deal didn’t sit well with me but I didn’t know it was criminal! . This guy isn’t selling anything system, he made a post about what he was doing. I’m thinking he doesn’t know the potential illegality of his “niche”

    That’s a great idea. I could still sell to a buy and hold investor.for 87K
    He wants $80k total with 50K cash upfront and note for 30K – what would soft cash be?

    He said he wanted to be done with the property – didn’t even want payments. Mentioned that he knew he would be hit with capital gains but he was through with it. Negotiated $50,000 cash, close in three weeks.

    Sent him docusign contract to get it under contract quickly. Called to follow up to make sure he received it. He says he thought their was a misunderstanding because he agreed to $50k cash and a note for 30K.
    My bubble burst! Somewhat discouraged by flaky sellers. Not sure what happened but I left the door open and said I would follow up with him. It’s not a deal at $80k with a ARV of 110k tops.

    I am not looking for rentals at this, looking for cash flow.
