I am looking at a very nice duplex in a good school district with some owners that bothered to educate themselves. They are moving to Colorado (probably to escape the Illinois Nazis; I hate Illinois Nazis) and are looking to sell their home and their cash flowing rental property. They wish to 1031 into another rental property in or near Golden, Colorado. Is anyone from there? I couldn’t believe I found this opportunity right after Jack Shea spoke the other night. I should be talking to them today and meeting them soon to see how we can work something out. Their craigslist ad said “land contract or other creative owner financing is available”. That’s not something I see often, so I it looks like it could be a decent deal. I am going to find out what they are willing to do to structure the transaction to benefit us both.
