ARV to Use for Buying a Rental Property?

    What MAO (Max Allowable Offer)would you use in today’s market for flipping a Rental property in the Delaware market? 70, 75 %, minus repairs and my profit?

    The headline should have said MAO instead of ARV.

    It all depends what your end investors expectations are. I have some that will go as high as 80% Vast majority at 70%. I am in Illinois. Depends on your market.

    Would you use a option contract or purchase agree? I’m going to be flipping the rental property.

    I just use a contingent contract untitled Agreement. Just simple little document I made myself. Jackie has on in the file vault you can use I believe.

    Sorry typo called Agreement. I thought Jackie had one in the file vault. I did not see one. I know she has one somewhere. If you need one you can use mine. If Jackie does not have one on the site I will ask her to post mine.
