Best escape clause in a contigent contract

    I did not have a subject in my last post.

    My question was “what have you found to be the best escape clause to use in your contingent contract?”

    “AS IS” and INSPECTIONS:
    This contract is contingent upon the Buyer’s inspection and approval of the subject property prior to transfer of title. After acceptance, the Seller agrees to provide unlimited access to the subject property to the Buyer?s representatives, with power and utilities on. Seller will remove all personal property not included in this sale and deliver the subject property vacated and clean, with all trash removed at the walk-through inspection immediately preceding transfer of title. If the property is accepted, it will convey in “AS IS” condition.
