Dallas to require city inspections of all rental properties

    A lot of the suburbs around Dallas already require landlords to register their properties with code enforcement and pay $55 a year per property to do so. They also require an inspection in between tenants. To force landlords in to doing this, utilities will not be turned on until the inspection has been done and passed to the code enforcement satisfaction. I have to do this with all my rentals in Texas.

    Some landlords won’t pass inspections and they know it. So there will be some opportunity to buy some discounted properties in Dallas! Perhaps with seller financing or subject-to the mortgage.

    Did you know that anytime code enforcement is involved in a property, if they have red tagged it or in some way given in a violation, there is a FILE about the property at the code enforcement office. Under the Freedom of Information Act, you can request to see the file to know exactly what code enforcement wants to be done to the property for it to pass inspection.

    So, if you’re thinking about buying rentals in Dallas, you might check with code enforcement to see if they have a file on the property and what needs to be done.

    Also at code enforcement in Dallas, you can buy a CD for $50 that will have a list of 8500+ properties with code violations… talk about opportunity!!
