    If I buy an investment property should I put it in a land trust first and then deed
    it to my LLC?

    nope.

    You should deed it in to the land trust when you buy it and give your LLC the beneficial interest of the trust.

    The LLC gets all the benefits of it but the true owner is private because you used the land trust
