Master Leasing

    you seem to promote doign master leases during this economic climate. I like the concept of master leases. how do you “sell” the seller on doing this?

    do you have any script we can use when proposing master leases?

    Hi Nathan –

    First, you’ll want to listen/view the David Tilney resources in the Learning Center.
    He doesn’t use a script – other than to probe the owner for the root of the problem – “If Santa Claus came and gave you anything you wanted regarding this property – what would that look like?
    So, it’s not so much “convincing the owner to do it” as much as demonstrating that you have a viable solution.
    That’s hard to script … it’s LISTEN and respond.

    All:

    I can see a clear benefit to the seller when comparing a fixed rate master lease to hiring a property manager: no vacancy and the master lessee’s incentives are aligned with the seller’s goals, among other benefits.

    What would you say are the benefits to the seller when comparing a performance master lease to hiring a property manager?

    If you listen to David Tilney’s video’s on the Landlord section of the Learning Center – he explains the different benefits to the seller between a master lease and a performance lease —

    David has a great way of explaining it so it would be well worth your time to watch the video —
