There’s always a way …

Some of the larger parks also do Lonnie Deals. They buy homes “cheap” from people
who are leaving the area or buy repo mobile homes then sell for 3-4-5 times more with
seller financing.

The larger parks ( 150 spaces or more) are often the most desirable parks in your area
because they offer many amenities like swimming pools, tennis courts, and a club house.
They also have rules in place that make the park an appealing place to live.

When you talk to the park manager in these parks, you?ll find out they do not welcome
competition in their park. If you do acquire a mobile home in one of these parks, they
can make it very difficult to get any buyer approved for the lot.

You can usually find out who these parks are because they advertise on craigslist and they
will have the park logo on their ad. ARC ( Affordable Residential Communities) is a perfect
example.

It’s been my experience that it is much harder to buy and sell mobile homes in these parks.
Instead of walking away, there’s still a way to make a profit in these parks. Here’s how..

Ask the park manager if there is ever anyone who comes in to buy one of their nice mobile
homes with seller financing but they can’t afford to buy until they sell their old mobile home
in another park first. The answer will be absolutely.

Tell the park manager you will be interested in buying the old mobile home in the other park
so their buyer can purchase the home in their park faster.

You’ll start getting weekly leads for ideal Lonnie Deals if you have this conversation with the
park manager in parks where they don’t want any competition.
