You don’t need private money or hard money — USE OPTIONS!
The 43 house deal came from ONE tired landlord.
I just secured them with an option then found buyers for each property individually and sold some in smaller packages.
There’s no need to buy the houses first. Just use an option to tie them up for a few months while you get them sold.
It is always better if you can negotiate seller financing with the seller then you can offer owner financing to your buyers and sell with a wrap!!
