    I get tons of emails each week with real estate questions. Instead of replying to each person individually, I am asking everyone to post their questions here. That way everyone can learn from the questions and the answers… ANd it will help us get more activity in the forum.

    Most investors are looking for a “house” that looks like it needs a
    lot of work. They may have broken and boarded up windows, roofs
    that are curling up, junk laying all over the years. And, yes,
    that is sometimes a sign of a “steal deal” However, surprisingly,
    sometimes, it’s not.

    What you are really looking for are NOT the houses that look
    motivated but home owners who might be motivated to sell at a
    “steal deal” price.

    Sure, you can run an ad in the local newspaper that says ” I Buy
    Houses” and hope sellers call you. But, if you’re serious about
    making your real estate business work fast, you need to market to
    people who have a real NEED to sell quickly or those who have a
    high probability of needing to sell soon.

    Marketing could be as simple as a handwritten letter or a flyer on
    their door.

    I know you’ve all seen this list before – but here it goes again…

    Foreclosure
    Divorce
    Tired Landlords ( evictions)
    House needs repairs
    Out of town owners
    Death in the family
    Elderly
    lost job – unemployed
    Transferred to new job
    house is condemned
    fire damage
    Go to Jail – Do Not Pass Go
    extensive foundation problems

    If you FOCUS your time and energy on marketing to HIGH PROBABILITY
    SELLERS only, then you’ll waste less money and less time dealing
    with all those people needing/wanting full price and all cash.

    So, let’s take them one at a time and talk about where to find the
    elusive motivated seller.

    FORECLOSURES
    subscribe to a list if available
    get someone to research at court house
    legal newspaper
    attorney contacts
    word of mouth/referrals
    pawn shops
    garage sales

    DIVORCE
    attorney contacts
    work of mouth/referrals
    legal newspaper

    TIRED LANDLORDS
    weekly eviction court
    eviction filings
    eviction service
    attorney contacts
    investor meetings
    property managers
    code compliance

    HOUSE NEEDS REPAIRS
    get bird dogs to drive around
    foundation company referrals
    red tag/condemned lists
    you drive around

    OUT OF TOWN OWNERS
    tax records

    DEATH IN THE FAMILY
    Obituary colums
    Funeral homes
    word of mouth
    Florists

    ELDERLY
    assisted living facility
    nursing homes
    senior centers
    rehabilition centers

    LOST JOB
    unemployment office
    job retraining office
    FSBO ads
    garage sales

    TRANSFERRED

    See why these would be ‘HIGH PROBABILITY SELLERS” and very likely
    to sell you their house at a “steal deal” price???

    Notice, we’re looking for the kind of PERSON to buy from – not the
    right kind of house to buy.
