  • If you do a background check on a potential renter/owner finance can you decide not to rent/sell to them based on the information obtained. Ex: they were in jail, or they are a registered sex offender. Can you get in trouble with Equal Opprotunity?

Melissa Here is what the law says, after the law I try to use common since and grace as God has given grace to me.

Property owners and managers are subject to the federal Fair Housing Act, which prohibits “any preference, limitation, or discrimination because of race, color, religion, sex, handicap, familial status, or national origin, or intention to make such preference, limitation or discrimination.”

Really? Thats what I was wondering. If you spend the $ to do the background check and then still have to rent to them even when you find out they are a sex offender, it kinda defeats the whole purpose..

You will not get in trouble for denying a criminal or sex offender or deadbeat.
