I’ve heard in several states that the short sale negotiator must be a licensed real estate agent or a licensed mortgage broker now.

I don’t understand the logic behind this one.

    Anyone know?

I haven’t heard of this yet. Most lenders will ask for a listing agreement, but they haven’t started asking if I was licensed. I negotiate on my behalf, rather than for someone else, so maybe that is why this hasn’t come up for me. I’m curious to hear what others have heard too.

We deal primarily with short sales and haven’t run into any problems as far as being licensed.

We recently ran into an issue in California where we are being told that the negotiator must have their primary residence in California. I have no idea why? We are contacting an attorney so I will post more info once I have it.

I have not heard of this at all over here in Phoenix. I just get a option on the house to present the offer to get the process started on the banks side. I really hate these SS but it is another SLOW source income in my market.
