Does anyone know of any title companies or closing attorneys in the Sacramento, CA area who will do simultaneous closes and/or assignments of contract? I spoke with someone from a local Chicago Title office and she said they can’t get anywhere near simultaneous closes because they (being one of the big title companies) are under strict scrutiny on such deals. She said that they don’t do assignments of contract because there’s nothing in it for them.
In the event that it’s not possible to find anyone who will do simultaneous closes or assignments of contract, what other options are there for a wholesaler to get paid?

— BradWhen I was researching title companies in my town, I got a list of the ones that I thought I should talk to, then went around to each of them asking them all the same questions. I found a few wouldn’t do a simultaneous close (because they got their hand slapped in the past for bad deals), but a few would. I made those my new title companies.
