I really do NOT advise you to buy subject to now. There’s too much chance the price of the house will go DOWN and you’ll have a harder time getting cash flow.
You’ll do much better if you focus on two things:
1. Master leases – which will give you cash flow — without buying the house. ( see Landlord Strategies to learn about this)
2. Options and Highest Bidder Sale will provide big chunks of cash — without buying the house. ( See Options and the Highest Bidder Sale Section to learn about this)
Buying subject to would be in the Buying section — but please do NOT buy subject to now.
