Well and Septic

  • How do we feel about well/septic homes. I am trying to buy with seller financing and have the property cash flow at least 350/month. Utilities will be paid by tenants, but the house is not on city water/sewer. I understand fixing a field can be quite a large expense, and water can be a problem as well. Is that enough cash flow to be safe as long as the well and field check out before closing?

    in many areas, a well and septic are your only options. That is the way it was at my lake house in east texas. It was the best spring water I ever had!

    suggest you get the well tested. if it is ok, GO FOR IT You can take the water in for testing for about $25 or hire a company to come out to test it for about $150

    have the septic pumped out now, then once a year. It will cost about $150 – $175
