I know that you doing usually deal with Realtors. But I have a question pertaining to dealing with Realtors. If I want to flip a property that a Realtor has to a Retail buyer, What is the best contract to use in this case?

Not Jackie. But from my experience, Realtors are required to use a contracts approved from the local board.

I have never and would never want to flip a listed property. There would be too many fingers in the pie.

If the buyer is getting institutional financing the bank will want to seasoning I would think. For HUD homes I think there is a 90 day rule I think. But I don’t know because I don’t deal with listed properties.

Hugh is right that realtors have to use their real estate commission contracts.
