Wholesaling land

  • Okay, not sure about this one:

    Woman calls me (2nd time today) about a piece of land downtown on the rough side of town. She wants $5k for it, out of which a $600 lien is owed. She had two weeks before she lost it in court (that was last week). I have been kicking it around and it is unimproved, so no place for a mobile home. Also, it’s a tough area, so I want nothing to do with it (keeping it anyways). So, what am I left with: Wholesaling it.

    I am totally unfamiliar with land. I know taxes are low (~$50/yr) and liability is also low. What else do I look for? I think I can get her down to $2500 and sell it possibly for $4000. I am going to get word out to folks about the area and the price and see if there is interest. Thoughts?

    Quit analyzing it and just get an option contract on the land for as cheap as possible

    then run ads on craigslist to sell it AND market it to your buyer’s list if you have one

    If it sells, you make money. If it does not, you gave it your best shot .

    Unlesss you are buying to keep yourself, it should not require much brain power.
