Know When To Jump On It — Lessons From A High Volume Wholesaler

Every investor has a different way to handle leads, negotiate deals, and make offers.There’s no one right way.  You have to do what feels right for you and what works best in your market.

Unfortunately, many people are stuck with one mode of operation – they make low ball offers and that’s it.  Or they focus on one technique like lease options or master leases and that’s it. 

If their offer is not accepted, they walk away from the deal.

That’s a big mistake.

If you learn a VARIETY of way to structure a deal, you’ll do more deals and make more money.  Low ball (wholesale) prices are only one way.  They won’t work for most real estate opportunities.  You need to learn other ways too.

Here’s an example.  When a seller calls me, I get some preliminary information about their house and determine their motivation level and their bottom line is with price.  Then I tell them that I need to do some research and I’ll call back later to discuss what I might be able to pay.

If the Seller is asking close to retail and has a mortgage, I don’t even waste my time to drive over to their house.  But, if there’s equity and a motivated seller I can almost always find a way to solve their problem and make a profit for myself too.

I do my due diligence BEFORE I go see the house so I can be prepared to make an offer and sign a contract on the spot the first time I meet the seller and/or see the house.

Sometimes, when I ask the seller what’s the least they’ll take, the price is so low that I know I need to DROP EVERYTHING and drive right over to write up the contract before they change their mind or call another investor.

When a great opportunity presents itself, it is not the time for you to be wishy-washy.  You need to have sufficient knowledge and skills to know when to jump on a deal.

If you’ve studied your real estate market and know general prices in different parts of town, you’ll be able to instantly recognize a GREAT deal without even pulling up comps.

Those kinds of opportunities come along more often than you can imagine if you are doing targeted marketing.  You need to be ready to act quickly. 

Part of being ready to act quickly is knowing what to say to get the price as low as possible OR what to say to buy with terms OR what to say to control a property with an Option.

You need to know how to accurately estimate repair costs.  You need to good contract/paperwork which you thoroughly understand to lock up the deal. 

You need to know how to write up and protect your deals.
