    Thanks Hank. Never dealt with mold at all, espeacially over here in the desert. Looks like the 2nd floor shower head and toilet was leaking into the 1st floor for a while. Repairs on the quote that selling agent/bank have is ~$4,500.00. We both know these quotes are always wrong when you start to tear into something unknown. i just doubled the quote repairs off my price.

    Everything else in the house looks GREAT and smells like $$$$$.$$ when we walked in.

    Jackie- Do you use RealQuest for your mailing list? What is your ratio of return postcards you get back if you mail say 500?

    Have you ever used MellissaData.com or Salesgenie.com before?

    I used it with an old partner of mine back in 2006-2007 just for the direct mail reason. The system was real slow when you wanted to add a lead and could not upload that many files. Also, it was very expensive sign-up and we had to stop because the leads did not come in any more, MARKET CHANGE. The best thing have to offer is the mail pieces I think. I have not look at it now but I am pretty sure they made some chnages to there software? Hopefully the price also! Make your own post cards, buy a mailing list and send them out, will be a lot cheaper.

    Make a list of repairs on what you put into the house. Might have to give it to the buyers lender who is performing the loan to justify the price. Those un-experienced appraisal companies or HVCC might kill the deal but better to do this ahead and validate why you are asking the price you want. A experience appraisal company will justify your selling price, hopefully. What are your thoughts about this tactic on giving a list of repairs on the property cash flow members?
