Well, with the above link, and the fact that rates are low and prices aren’t as out of whack as 2008, I think subject to is going to be a good choice depending on the situation. Flips make me a little nervous but there are lots of folks doing them better than me. Certainly the time is always right for master leasing.
My biggest concern is the viable tenant pool–have folks been doing okay in the last month finding folks? I’d say April will be the telltale sign.
