I’ve been in Panama City Panama the last week helping a friend get a great deal on an ocean front condo there.
The day before I left, I got an email from a lady who agreed to master lease her house to me. It will rent for $1000 a month. I got it for $700. It is fully furnished and my rent includes electricity, water and weekly gardener. I will need to pay for internet which is about $40 a month.
I have master leased 3 other properties from this same lady. She’s in her 70s and living in the United States close to her son while she and her husband recover from some health problems.
She’s thrilled with the concept of master leasing. She said she never liked hiring a property manager because they never work out.
Perhaps after awhile I can offer to buy all the houses with seller financing. I’ve already proven that I make payments on time and take care of the properties the way she likes it done. But even if I never buy them, I have great cash flow every month.
