    Run some ads on Craigslist homes FSBO in the areas you plan on investing. If you have a website for them to land on that is all the better. In the last 2 and one-half weeks. I have had over 60 inquires that landed on my wholesale buyers website and filled out a form and submitted it. Out of these 10-15 seem to be the real deal. These are totally from Craigslist since my site is not optimized as of yet. I would get an investor carrot web site and get going optimizing it . While it is being optimized for SEO do some Craigslist posts.

    I think I have about 200 inquires now from investors on Craigslist. You know off all those leads all but one contacted me through my website. Got the first phone call today. He is from Kuwait. Had I not had a powerful website to capture those leads for me I virtually would have none. Also a great percent of people who want to buy a house on contract. Is that not convent. I am also building a buyers list.

    You can build a buyer’s list by contacting all those “we buy houses” signs & ads in the newspaper you see all over town. Keep in mind that many of them are wholesalers like you and not the kind of buyer you are looking for but some will be buyers for your deals.

    Foreclosure auctions are full of cash buyers. You don’t want to bother them before or during the auction. But you can collect biz cards after the auction.

    Run ads on craigslist that you have wholesale properties and want to build a list of interested buyers.

    Once you get 5-10 people on your buyer’s list, it’s time to start looking for wholesale deals.

    Does anyone have a website that captures leads that I can look at?

    That would be the investor carrot website that I have. One for motivated sellers http://www.heartlandbuyshouses.com One for investors http://www.HFIProperties.com and one a company legitimization site http://www.HeartlandFundingInc.com. All capture leads in several ways. Go in check them out and see if you can figure how many ways its captures leads.
