Code Violations or Delinquent on Taxes

    What would be the best approach to talking to people that have either Code violations or delinquent on taxes?

    I’d send a postcard to them. The objective is to get them to call you.

    You might do yellow postcard for code violation and blue postcard for delinquent taxes. So, when they call, you can ask what color was their postcard and you will instantly know what kind of lead you are dealing with.

    see the seller questionnaire in the File Vault. You need to get that information and determine their motivation to sell their property to solve their real estate problem.

    Surprisingly, some people will be a week away from foreclosure for back taxes or getting their property torn down because of code violations BUT they still think God will save them.

    If you can get a phone number, sure you can call them. But you will probably get a lot of people who hang up on you or say they “have it all worked out”

    You will have a higher close ratio if they call you seeking help.
