I never bring up any kind of an offer until I have had a thorough conversation with the seller to determine what their situation is, why they are selling, what the mortgage is, if the payments are current, the condition of the property, what the sellers plan to do after the sell, what they really need as far as cash goes, etc etc etc… until you have a LOT of information about their situation, you cannot make any kind of an offer. Each offer has to customized to the seller’s situation – no cookie cutter offers. When I do make an offer, I usually say I can do this or that ( 2 offers) so they are more likely to pick one.
