it depends on what you want to escape from or to…
I always make my contracts contingent upon what my exit strategy is
If I want to get the house rented before I buy – then the contract is subject to finding a suitable tenant. I usually put a time limit onit — like within 2 months
If I have to find buyer first – then it is subject to that.
but escape or OPTION clauses are always tied to the exit strategy
