I have three houses closed and ready to wholesale and another 4 under contract. I need to wholesale them fast. What has been the fastest way to get one sold for you in the last 6-12 months? Your Own Website, Postlets/Zillow/Craigslist, postcards to nearby owners, listing with realtor, email…What was your marketing message? “Investor Special, Cheap CASH” seems over used, but it worked for me last year…looking for detailed headlines for online ads and full text for bandits signs etc. anything. I need to guerilla these FAST!
I’ve used the Highest Bidder Sale method with good success but it takes a fair bit of coordination and we typically got less than what we wanted, though it was enough to make a profit each time.
I just want to know what people are doing right now to wholesale a house.
1. Craigslist. You don’t need much information about the properties just post them and you’ll get calls.
2. Go to your title company and find out who’s bought homes in the last six months cash. They might be able to give a list of cash buyers.
3. Go to courthouse steps where bidders fight for homes. Pass out flyers to everyone there… “No bidding, no kidding, homes ready to sell WHOLESALE!”
