  • We had a house under contract in Aransas Pass, Texas, a small town 30 minutes from Corpus Christi. We proceeded to market the house and was given the OK from the seller as the renter had moved out that Monday. OR WE THOUGHT!!!! The renter refused to move and we already started our marketing. The seller, five hours away had to file an eviction. By this time we had many calls so decided to keep the marketing going. We proceeded to enlarge our list and by the time the eviction was complete we had 47 leads. We did a one day three hour highest bidder sale and sent out an invitation by text to all 47.

    MUST SELL Highest Bidder Sale
Saturday 2:00 to 5:00pm. Cash Only!
Give us your highest and best Offer!!!!!
Proof of Funds $1500 Non-refundable Deposit

We had “Boots on the Ground” from a Lease Purchase we did in Corpus and she took the offers. Several people called the offer in when they received the text message and Vicki took offers at the house that Saturday. Vicki would call me when anyone had any questions. It worked out great and we will close soon. This wasn’t a high end house. It had flooded in Harvey and needed some fixing up. The ARV was in the $80’s but we do get houses in far away places and now know we can be successful with a HBS .

    Good going Patti an TK
Courious, What did your marketing remotely consist of?

So long as you can have “boots on the ground” locally, this could work anywhere. Using http://www.WeGoLook.com – you don’t even need to go see the house.

This is taking a Highest Bidder Sale to a whole new level!

A virtual Highest Bidder Sale will work especially well for wholesale type properties with cash buyers.

But I’m not sure it would work as well for a retail type sale. Those buyers need a little more hand holding and have a lot more questions which really require your presence. You never know until you try though….

Great report Patti! Let us know when it closes and the final numbers.
