finding a good tenant

  • What’s the best way to get a good long term tenant.I guess one may never know until they determine after a year or two if rents have been payed on time. A general rental application and agreement isn’t a problem but what about a credit check. How can I get a copy of their history without having the liability of running their credit.

    you need to get an authorization to run their credit. It can be built in to their credit application. The credit application is important because you can compare what they put on it to what shows up on the credit report.

    you need to call landlords from 2-3 times before their current landlord. if they are living with family now, it may mean they were kicked out of their previous place.

    call to verify employment and pay

    look at their car. if it is neat, their house will be neat. if it is junky inside, their house will be junky inside.

    do not go with the first person to show up with money.

    an empty house is always better than a house with a bad tenant
