There is not a good one stop shop for doing comps for free. When I need to determine what a house is worth, I do this:
go to realtor.com to see what’s for sale in the same zip code and subdivision.
Then check out these sites:
Zillow.com — they have a property value estimator at
https://www.zillow.com/how-much-is-my-home-worth/
Trulia.com
Redfin.comIt is not exact – nothing is – but it gives you a ballpark figure for what a house is worth.
Of course, the condition of the subject property compared to the other properties will cause adjustments in price too.
Anyone else have good sources for free comps?
If you are friendly with a realtor you can ask them for comps. If you work in a particular area regularly, you can ask them to set you up with an auto-email that will send you the sold info as soon as it closes.
The county courthouse records in my area are available online- but they are notoriously delayed by about 6-8 weeks.
