FSBO sites

  • FSBO.com ForSaleByOwner.com MilitaryByOwner.com etc… all sites where sellers can advertise their properties for sale. Of course craigslist.com too

    All these sites have a way to contact the owner by just clicking on a button. Some also share the sellers phone number.

    Instead of going straight in to a would you consider leasing with an option to buy – or would you sell with seller financing – it is better to start with “I’m interested in your house”When you actually talk to the seller go through the questions in the Seller Questionnaire posted in the File Vault. Find out their motivation level. If they are not motivated, you will probably not be able to negotiate a creative way to buy but it does not hurt to ask.

    Create 1 seller questionnaire sheet for each property. If the seller is not motivated today, it does not mean they will not be motivated tomorrow. Put the sheet in to a TO CALL IN JULY folder then follow up in July. If not motivated in July, move to a TO CALL IN AUGUST folder for follow up. The longer their house sits on the market, the more motivated the seller usually gets.

    You could explain the benefits of selling with a Highest Bidder Sale.

    You will not usually find wholesale type opportunities on the FSBO sites. So don’t make a low ball offer on these properties. They will be more suited for master lease, buying subject to the mortgage, buying with seller financing, gettting an option then doing a Highest Bidder Sale.

    If you’re looking for sellers, the FSBO sites have a huge list waiting for you.
