    Bought is in 2001
    VACANT
    Needs to sell ASAP

    Balance $95,000
    Payment $900 PITI
    Not Current – $6000 behind
    HOA $50

    It is worth about $135,000 to $140,000

    You could pay the $6k to catch up the payments and buy subject to the mortgage. Rentometer shows it would rent for $1150.
    not much cash flow.
    BUT
    I think getting an option then doing a Highest Bidder Sale for the highest down payment would be better. You should be able to get $10,000 to $15,000 down so you could use the buyer’s month to catch up the back payments instead of yours.
