on todays call, 7/10/12, you told of a student who is doing downpayment HBS and having some investor buy the note??? is this note unseasoned when it is purchased?
how does this strategy work?

do you know how we can find such an investor to buy such notes?

the note is unseasoned. He buys the note at the closing table when the property is sold with seller financing

it would need to be a LOCAL person who wants to make more than 1-2% interest on their money – that should describe a lot of people in your town.

a better plan is to sell some houses to cash buyers – to make the chunks of cash

sell some houses with seller financing and KEEP those notes for cash flow ( do not sell the notes)
