    Abe,
    Most time you will get a property inspection report. Also remember to include a copy of the contract you will be using with the buyer.

    Here is what we have done doing our HBS’s and if you have any other questions don’t hesitate to private message me.

    4. Bidding Rules…. We have a sheet with the bidding rules and method that we post on the inside walls of the house that we are having
    the HBS at. We usually make 5-10 depending on the size of the house. If the house is above $140,000 we usually hand out the Sell
    Sheets along with the rules as they come into the house and the person who is handing them the info gets their info for future sales.

    7. Terms of Sale…. The terms of Sale is on the Bidding rules. We say that the house is to be sold “AS IS” and a $1500 to $3000 non-
    refundable deposit is required and proof of funds needs to be shown. On the table where the person is watching the Bidding Sheet
    is the inspection sheet, comparable’s and anything else you want the buyers to know. We also have a contract already made up for
    Sunday nite finale.

    9. Initial Bidding Sheet…. That is guarded at the table with the person who writes down who is bidding. You want to find out all sorts of
    information about this bidder and all the other bidders.
    10. Round Robin Bid Sheet
    11. Sample Flyers & Press Releases…We call the flyers our Sell Sheets and use them also for our door 2 door flyers. We have signs posted
    all around the area and a number they can call to let them know all about the house etc. We judge by the number of calls we get from
    the signs how big this sale is going to be and how much we need to print. We’ve had as many as 450-500 calls from our advertising
    so we will know how many people we need to help us with the sale and how good this sale will be.

    Hi Patti: thank you for your availability regarding the HBS program. It is an excellent technique to use to sell a home quickly and for the most money. I have Bill Efros book in my library and Jackies information so I am adding your input too. It looks as if the owner has decided against the HBS for now so I will have to regroup and prepare for the next opportunity. This is the second time a HBS has fallen out for me this year. Have to do some meditating and prayer to make sure this is right for me to continue pursuing. I will keep you posted.

    The thing that makes HBS work is SPEED. When you meet with owners, you need to guarantee that you can do the two day open house within a week — 2 at the most. If there is a delay i doing the 2 day open house it can kill the deal.
