    should the HBS starting bid be the same, (50-65% of FMV) regardless of price or value of home? 50% of a 100k home is only 50k in price movement, whereas 50% of a 500k house is $250K price movement.

    it depends on the condition of the property. if it is a fixer upper, the price needs to be less than 50%

    for nice houses 50-55% if the right number regardless of price

    of course that formula does not apply if you are selling to the person with the highest down payment
