Insurance on sandwich lease situation

  • I have contacted three different insurance agents and gotten three different answers on the kind of liability insurance I need in a sandwich lease situation.

    Someone said general liability insurance (and that was my initial understanding). Another agent said to ask my tenant to list my LLC as additionally insured on their liability policy. Yet another agent told me I needed professional liability insurance (the one property managers get) because the activity resembled that of a PM company and that general liability would not be enough.

    What kind of insurance do you use in those situations? This is a house we are leasing with an option to buy.

    I’ll be talking to my attorney soon, but would like to know how other people in the group are handling this.
