I’ll paste it in it’s entirety below. Does this deal make sense? What info/questions should I be asking/getting to approach my buyers if it makes sense?

“Hi. I have a deal in escrow that I hope to put an investor on with a first trust deed. Investor puts up $65k and gets 8%. I have the appraisal of this house at $100k.
Investor sends funds to Chicago title. Won’t need the funds for 3-weeks so hoping you can land an investor by then. $1300 to you.”
