Leads from Probate Attorney

  • I had lunch with a Probate Attorney yesterday, who handed me four house leads and asked if I could move them so he could get paid. I called the ‘Conservator’ for the houses or the personal representative. Three of them are listed with realtors. Is there anything I can do with those, or are they just going to be sold the traditional route. Is it worth talking to them about HBS’?

    Just because it is listed does not mean you can not make a deal with the seller. I would approach him with the idea that if the Realtor does not do any good that you may be able to help him out.

    I agree with Don that just because it is listed doesn’t mean you can’t offer to purchase it.
    If the “Principals” will negotiate with you directly then you might have an easier time of it.
    If you want to use “creative financing” or work in a master lease to control the property for
    a sale down the road then the commission owed could be covered up front at a discount
    by someone’s IRA.
