    Don’t drive up there until after you talk to the seller to determine that it is a “deal”

    Print out the seller questionnaire in the File Vault. Get that info, then let us know if you need some ideas to turn the lead in to a profit.

    Here is the info on the Harford property
    Market value is $223,000
    Owe $117,000
    He is willing to take $60,000 cash and finance the rest. Monthly mortgage is $887
    3 Bedroom 1.5 Bath 1584 sqft. Needs carpet and paint.
    I called some buyers and the number is not good for them

    , Asking the seller what they want for the house, then calling your buyers to see if they will pay it is not the best way to do real estate investing.

    , Even though the seller said they want $60,000 cash and take over payments, it does not mean they would not be open to other offers. The best way to find out is to ask.

    , You’ll be surprised how many sellers who are asking for $60,000 cash — will take $1000 and monthly payments. If they are truely motivated, they just want someone to offer ideas on how they can get rid of their house even if means they don’t make much money now.

    , ONLY after the seller has picked one of the offers and you have a WRITTEN CONTRACT should you contact your buyers. Before then, it is better if you never tell your buyers anything about the house.

    Don’t give up on this lead yet. They are motived to sell fast. Have already dropped their price $50,000 below market. Verify that what they told you the market price is accurate. You can do that by compairing to other houses in the same neighborhood on realtor.com or check out zillow.

    If the numbers are legit, them call them back with other offers. Let us know if you need ideas for other offers.
