You could buy this subject to the mortgage then keep as a rental. But you’ll more money if you buy subject to the mortgage then re-sell with seller financing. You could do a Highest Bidder Sale for the Highest Down Payment or just advertise it for sale with seller financing. You should be able to get $7000 to $8000 down – maybe more plus monthly cash flow.
There is a $500 referral fee for this one but it is only paid when you close. I prefer to sell this lead to someone who wants to buy the house, not to someone who plans to get an option.
